Buyers Get More Room To Move

More properties are hitting the market and taking longer to sell – potentially giving buyers more choice and negotiating power.

 

According to SQM Research, the number of properties for sale in July rose 12.4% over the month and 22.8% over the year – the strongest annual increase in available stock in more than a year.

 

That’s particularly notable because July is normally a quieter month for listings.

More stock, less urgency

 

Both new and older listings increased, meaning more homes are coming onto the market while existing properties are taking longer to sell.

 

As supply has risen and some buyers have stepped back, asking prices have also softened.

 

For buyers, that can mean more time to compare properties, negotiate and avoid rushing into a decision.

 

There may be more choice ahead. SQM Research expects listings to rise further during spring, potentially putting additional downward pressure on prices through the rest of 2026.

 

A softer market doesn’t make every property a bargain. But knowing your borrowing capacity beforehand can put you in a stronger position when the right opportunity appears.
